An open lanai is wonderful about four months a year. The rest of the time it's too hot, too muggy, or full of the rain that blows straight through the screens. We enclose it with Low-E glass — "Low-E" means the glass has an invisible coating that blocks heat and UV rays while still letting the light in, so the room stays cooler in summer and the sun doesn't fade your furniture. Our high-end option is double-pane insulated Low-E glass, built for year-round comfort. If you're after something simpler, single-pane Low-E glass is also available. Either way, we check your slab and roof structure before we ever quote a price.

Here everybody calls it a birdcage — a big aluminum-framed screened room that turns your slab or pool deck into somewhere you'll actually sit at seven in the evening. Mansard, gable or flat-pan roof styles; standard, no-see-um, pet-resistant or solar screen. If a rescreen is all you need, we'll say so instead of selling you a rebuild.

Frequently Asked Questions

A lanai is part of your home’s existing structure — usually just screen walls here in The Villages. A true sunroom needs glass across roughly 65% of two walls; most enclosed lanais don’t hit that, though people still call them Florida rooms. A birdcage has screen walls and a screen roof. We build and enclose all three.

It depends on the project. Adding to the roofline — a room addition or a birdcage — always needs Architectural Review Committee approval through Community Standards. Enclosing an existing lanai with windows usually doesn’t, since the roofline isn’t changing. Either way, if approval is needed, we handle the paperwork — you just sign it.

No, and this confuses people.  ARC approval is the community’s design review — needed for additions and birdcages, not always for a window-only lanai enclosure. The building permit is separate, from your county or city building department, and it’s required either way. We handle whichever your project needs.

It depends on the size and scope. Simpler jobs are often finished within about six weeks of signing your contract. Larger additions can take four to five months from signing to walkthrough, mostly due to permitting, ARC review and the size of the build. We’ll give you a realistic timeline before you sign.

Usually we can enclose what’s there. Sometimes the existing slab or paver deck needs additional concrete to carry the new wall and pass inspection. We check that during the estimate — before you get a price — so the number doesn’t move on you mid-job.

It can. Enclosed space is generally assessed differently than screened space, and heated and cooled space differently again. We’ll tell you honestly which category your project falls into, but check with the Property Appraiser for how it affects your bill.

Enclosures and additions are engineered and permitted to the wind speed the Florida Building Code sets for your county. Where the job requires signed and sealed engineering, you get a copy of it.

DNJ Construction warranties our workmanship for as long as you own your home. Windows and glass packs carry their own manufacturer warranties on top of that — typically 10 years on glass. You’ll get the specifics in writing at your final walkthrough.
